L'appartamento è parte di un edificio costruito verso la fine del Settecento nella zona nord della città di Varese. L'impianto originario ha saputo valorizzare le qualità del contesto ambientale, instaurando un dialogo continuo tra intorno e costruito. Già dimora di una ricca famiglia milanese il complesso è stato oggetto di una ristrutturazione con la conseguente suddivisione in singoli appartamenti.

The project involves the construction of a residential building divided into two residential units on the ground and first floors.
The building is characterised by the presence of a large basement, raised above the level of the surrounding land, with the function of supporting the entire building. The line of the first floor slab and that of the flat roof above it echo the architectural sign of the supporting base. The horizontality of the three floors of the elevation is architecturally interrupted at several points by vertical partitions clad in natural stone. This volumetric composition is intended to give the building a controlled architectural order and to create a perspective hierarchy between the different internal and external living spaces that are an integral part of the proposed project.
The aim is to create a building that, in its formal composition, is able to harmonise with the context in which it is inserted, while at the same time making the most of the bioclimatic characteristics of the site.

On the inside, the two residential units are characterised by large glass surfaces facing the garden, open to porches and terraces, able to reinforce the dialogue between the interior space and the green exterior, while at the same time controlling visual introspection with the neighbouring buildings. At the same time, the overhanging eaves on the south-western and south-eastern facades will allow the sun's rays to penetrate during the winter months and block them during the more wintry months, thus limiting the energy required for heating and cooling.
The internal layout of both units consists of a living area facing south-west and a sleeping area facing north-east. The design articulation of these spaces is always a consequence of the logic of the internal dynamics and the tracing of paths that seek visual continuity and never interruption towards the outside space.
Each apartment has the possibility of a second entrance to allow the occupants to carry out their individual professional activities within the residence, while respecting private areas and sharing common spaces with the family.

The materials chosen for the exterior are
. split stone from Lecce for the vertical load-bearing walls, complemented by sand-coloured plaster for the remaining walls. The desire is to create an alternation between the different parts that make up the envelope within a common colour scheme.
. the windows and doors, with a minimal profile, will be made of wood on the inside and bronze aluminium on the outside (until the company that will make the windows and doors is identified, it is not possible to specify the exact RAL colour of the bronze, as each company uses its own colour chart).
. the balustrades of the balconies will be made of glass, except for the south side of the terrace, which will be protected by a large planter in which a bronze-coloured metal balustrade will be placed, integrated and softened by the vegetation.
The flat roof will have a "green roof", which is a valid solution both for the environment and to regulate the temperature inside the house, saving energy and promoting biodiversity in the city. Photovoltaic panels will be installed on the roof.
The exterior of the building will have sand-coloured, non-slip porcelain stoneware paving for the pedestrian walkways, while the driveway will have a draining concrete floor.
